How to buy real estate:
Buying real estate at auction is as easy as 1-2-3.
1.) Find the real estate you want to buy that we are selling at auction, on our website or www.realtor.com and then show up for open houses or on auction day to bid and buy. When registering to bid at the auction you will need your method of payment and picture ID, such as a driver’s license. Usually the down payment required on a real estate auction is at least $2,000 so contact us first or read the terms of the auction on the auction website. Please feel free to ask questions about the process or anything that is of concern to you. You will receive a bidder packet that has all the pertinent forms in it that comply with Ohio Real Estate Law. Inspecting the property is your responsibility so make all arrangements before auction day. There are plenty of qualified home inspectors in the Columbus area who are eager to assist. Also home warranty protection can be purchased from third party providers for as little as $375.
2.) Bid. Once you are registered to bid and when the auctioneer opens the bidding, make sure you are “in” the bidding, one of the active participants. Be an active bidder and not a silent observer. Make sure the auctioneer knows your intent and interest in bidding. If the auction includes Absentee, Phone and/or Internet bidding, contact our office at least one day before the auction to register. At Coldwell Banker King Thompson, we want fully informed buyers bidding on the real estate they want to own.
3.) Buy. At auction one bids to buy and once you have become the successful high bidder you will be directed to an area to execute the Real Estate Purchase Agreement and other required forms by signing and paying the down payment as spelled out in the auction terms. Expect the closing to be 30-45 days from the auction.
